Abstract: The aging infrastructure in higher education institutions both physical and digital has deteriorated over decades of use requiring substantial financial investment for improvement. This study aims to enhance the financing feasibility of infrastructure development in support of campus sustainability and long-term financial resilience. Using AIT as a case study, student housing and IT infrastructure were selected for their critical roles in student well-being and academic performance. The scope of this research covers the identification of infrastructure challenges, assessing financial requirements under different development scenarios, and proposing feasible financing strategies align with specific needs and priorities of campus. The concept of this research focuses on a scenario-based life cycle (LCC) approach to assess infrastructure improvement, considering the financial requirements under different development scenarios. A mixed-method approach is used combining qualitative and quantitative methods. Primary data obtained through field observations and discussions with key stakeholders, while secondary data is collected from internal AIT reports and academic literature. Analytical tools include thematic analysis, scenario analysis, and LCC analysis to identify key challenges, improvement needs, and the financial requirements. Based on this, potentially feasible financing strategies are proposed using SWOT analysis.The findings highlight improvement needs for the infrastructure. Student housing requires upgrades in ceiling works, electrical systems, and plumbing, while IT infrastructure needs improvements in data storage, network connectivity, and software. Financial analysis reveals that business-as-usual scenario requires the lowest cost but offers limited benefits. While medium and ideal scenarios involve higher investments but offers greater long-term value.
