Abstract: In Bangladesh, due to recent rapid urbanization the demand of land for both food and housing in urban area has been increased dramatically. It is quite impossible to provide the increased demand by the own resources of the urban area. As a result, urban area is dependent on its periphery to fulfill diversified demand, which pushes the area to rapid change. Eventually, urban fringe is playing increasingly dominated roles on the urban as well as national economy of Bangladesh. In the research it is attempted to identify the factors that have been influencing the economic transformation, consequences of economic transformation, and adopted governmental policies and planning in the development of the area. Necessary data and information were collected from both primary and secondary sources for the study, and to analysis and representation of collected data quantitative analysis and mapping techniques have been applied. The research findings indicate that the peri-urban of Rajshahi City is transitional zone in-between city and nearby rural area. The change in economic setting of this area is rapid in term of occupation, income, expenditure, land use, agricultural practices, infrastructure and facilities and that have been occurred by a set of factors such as distance, market demand, growth center, land availability and price, employment opportunity, facilities and governmental development policies and programmes
