Abstract: Sustainable urban development is a subject that is only beginning to be clearly defined in the more developed nations of the world. In Thailand, rapid increase in GNP has created a strong market demand for middle and upper income housing estates in Bangkok, helping to propel it from an under-developed city toward a western-style unsustainability in a matter of decades. Traditionally, older housing estates in Bangkok are mixed-use develop ments with an active informal sector and complex public transport systems. While improvements have been occurring in waste water treatment, newer developments place more restrictions on land use and the informal sector. Both newer and older housing estates utilize vast amounts of landfill as a flood mitigation strategy, and there is tremendous heat gain through homes which are typically uninsulated, but increasingly fully air conditioned. Most housing estates completely close off perimeters and control accesses which severely limits route choices and integration into a hierarchical road network. Improved plans for transport systems in road designs, improved energy efficiency, limiting size of restricted areas, redevelopment of existing structures, comprehensive storm water management planning, institutional and building control strengthening can all help to improve the sustainability of communities in the Bangkok Metropolitan Region.
