Abstract: Like in any other fast growing city, land is becoming scarce as population is increasing at a high rate in Dhaka City. This has resulted in a wider gap between demand for and supply of housing in Dhaka City. High-rise apartment housing is one of the solutions to meet this increasing demand and this has been a success in many of the Far Eastern Asian countries such as Singapore and Hong Kong. However, the living condition in apartment is different from that of a detached houses particularly in terms of socio- cultural and physical and environmental aspects. As the apartment housing concept is still a new one in the social context of Bangladesh, the citizens of Dhaka city are still to accept it as a permanent means of housing. Therefore, what is needed now is to identify and analyze the socio- cultural, economic and environmental factors that satisfy the needs of the people in the context of apartment – housing. Recognizing these facts, this research was carried out to find a pattern of preferences that can be applied in the future apartment design, so that a higher level of satisfaction of living can be obtained. This may result in more inclination towards the apartment housing and therefore, it may solve the housing problem of Dhaka city at least to some extent. To achieve this objective, the housing variables in terms of socio- economic, physical, living and environmental conditions were analyzed using the advanced statistical tools and it is found that although people’s preferences towards housing differ from one another, the preferences can be combined into some modal pattern. From the analysis, a ‘Model of Preference’ which the is likely to enhance the satisfactory level of the prospective buyers of apartments in high- rise buildings is built . This kind of a model would be very helpful for future apartment designs and can act as guide.
